3001 Park Center Resident Screening Criteria

We offer the following information so that all applicants have available to them a statement of the rental qualifying policies of 3001 Park Center. Nothing contained in these requirements shall constitute representation by Jefferson Apartment Group that all residents and occupants currently residing in our community have met or currently meet these guidelines. If you have any questions about our policies or about the information in this document, please contact our management team. All prospective residents will be required to meet the following qualification standards to include, but not limited to the following criterion: OCCUPANCY POLICY 1. Occupancy guidelines are based on the size and characteristics of each floor plan and may vary by floor plan. Generally, occupancy limits are two persons per bedroom, but could be more or less for a given floor plan or based on state or local municipalities. Children twentyfour (24) months and younger are not counted for purposes of the occupancy limits. 2. Residents who have a newborn less than 24 months old at the time of rental application or lease renewal and residents whose newborn has reached 24 months of age during the lease term will be required upon the expiration of their current lease term to either move into another apartment which has more bedrooms, or move out. APPLICATION PROCESS 1. Complete the application on the designated form. Each adult occupant (18 years or older) must complete an application. 2. Pay your non-refundable application-processing fee and pay a holding deposit that will become a security deposit upon move in. 3. Be prepared to wait five business days for the application process. If the application is approved you will be required to sign a lease agreement in which you agree to abide by all the rules and regulations of this community. RENTAL RATES AND LEASE TERMS (for Yieldstar properties) Original rental rate quotes will be honored for two (2) business days. The rental rate quote is based on the apartment's availability at the time of your quote, move in date, and lease term requested. Any revisions or changes to the time of the quote, your move in date, or lease term, may require a revised quote which may result in a different monthly rental rate. GENERAL REQUIREMENTS 1. All occupants 18 years or older must provide a legally issued Social Security Number or Individual Taxpayer Identification Number (ITIN). If applicant cannot provide one of these two numbers for the application, then the numbers from one of the following documents must be provided: Form I-551 Permanent Resident card; or form I-688 Temporary Resident; or form I-688A Employee Authorization Card; or an INS receipt for replacement of one of these documents; INS form I-94 Arrival-Departure Record plus the Passport and Visa from resident's home country. Any Applicant without this documentation will not be approved for residency. 2. All occupants 18 years or older must provide an original of a government or State issued photo ID or original Drivers License as photo identification. 3. A complete and accurate rental application listing residency for at least the last 12 months is required. Incomplete applications will be returned to the applicant. 4. All non-familial applicants must be 18 years of age or older. Emancipated minors must show written legal proof. 5. Inaccurate or falsified information will be grounds for denial. 6. Any individual, who may constitute a direct threat to the health and safety of an individual, the community or the property of others, will be denied. CRIMINAL HISTORY Our application investigation includes criminal background screening. It is possible that your application may be denied due to criminal convictions or charges. DISABLED ACCESSIBILITY 1. We are committed to compliance with the Americans with Disabilities Act by allowing the modification of the existing premises for reasonable accommodations at the expense of the disabled person, if the disabled person agrees to restore the premises at their own expense to the pre-modified condition provided the modification would affect the use and enjoyment of the premises for future residents. 2. In making modifications, we require: written proposals detailing the extent of the work to be done and written assurances that the work be performed in a professional manner by a licensed/bonded contractor; written approval from the landlord before modifications are made; appropriate building permits and required licenses made available for the landlord inspection; and a restoration deposit may be required per Fair Housing Guidelines. PET POLICY / PET DEPOSIT Please reference the pet agreement for details on pet policies (applicable only at communities where pets are allowed). GUARANTORS 1. In the event the Property authorizes the use of a guarantor he/she must reside in the United States and be a U.S citizen, complete an application, pay the application processing fee, sign the Guarantor Addendum and is subject to a criminal screening. The Guarantor must meet all of the Resident Screening Criteria. 2. The guarantor must have a verifiable monthly income of at least (5) times the monthly rental rate, or (3) three times the current mortgage obligation plus the rental amount. 3. A detailed credit report will be pulled, and the credit criteria stated below will be applied. 4. The guarantor must have a check writing code of "accepted." 5. The guarantor's record must be free of evictions, foreclosures, and housing related debts. 6. A guarantor will be fully responsible for the Lease Agreement if the occupying resident(s) defaults.

3001 Park Center Resident Screening Criteria

CREDIT REQUIREMENTS 1. A credit report will be processed on each applicant. 2. The applicant's overall credit score will be calculated based on the following criteria: The applicant's credit is rated on an acceptable accounts ratio. Non-established credit history may have an adverse effect on the overall credit score. Bankruptcies and delinquent student loans will have an adverse effect on the overall credit score. Medical accounts will not have an adverse effect on the overall credit score. Foreclosures will not have an adverse effect on the overall credit score. The debt to income ratio calculates the applicant's outstanding debt as a percentage of income. The FICO score is a numerical score calculated by the credit bureaus and based on payment history, amount owed and length of credit history, new credit and types of credit used. 3. An acceptable credit score will be approved. 4. A below average credit score will be approved with a deposit equal to one months rent, paid in advance, by cashier's check or money order, or applicant may obtain an approved guarantor. The additional deposit must be paid within 72 hours of notification. 5. A poor overall credit score will result in denial. 6. Applicant must have a check writing verification code of "accepted." If this criterion is not met, applicant will be required to make all future payments by cashier's check or money order only, and pay a deposit equal to one month's rent. INCOME REQUIREMENTS 1. Applicants must have a gross monthly income and debt to income ratio that sufficiently covers the monthly rent of the apartment being leased along with all existing debt. The apartment monthly rental rate (generally) must be no more than 33% the applicant's total monthly income and may vary based on income to debt ratio. In a roommate situation, the combined household income will be considered when factoring the rent to income ratio. 2. If the monthly rental rate is 34% - 40% of the applicant's total monthly income, an additional deposit equal to one month's rent in advance by cashier's check or money order will be required, or applicant may obtain an approved guarantor. 3. If the monthly rental rate is greater than 40% of the applicant's total monthly income, the applicant may obtain an approved guarantor. 4. Three consecutive paycheck stubs or a W2 form from employer will be required for all applicants. 5. Verifiable income will be required for applicants who are self-employed, receive money from non-employment sources, or who are retired. Applicant must be able to show proof of income through one of the following : Provide a financial statement from a CPA verifying employment and income or Photocopies of three most current bank statements illustrating the ability to pay rent for three (3) times the monthly rent through the entire lease term. Other verifiable income may mean, but is not limited to, alimony/child support, trust accounts, social security, unemployment, welfare, grants/loans, etc. 6. If applicant is starting a new job, the future position and salary must be verified in writing on company letterhead. REJECTION POLICY If your application is denied due to negative and adverse information being reported you may request a copy of your consumer credit report from the credit reporting agency. If you deem the information to be inaccurate, you may request a correction to the credit reporting agency. Be Advised: Incomplete, inaccurate or falsified information will be grounds for denial. If applicant has been evicted within the past seven (7) years or owes landlord monies the application will be declined. You may re-apply for an apartment 30-days from the date of this application. Your name will be checked against the Office of Foreign Assets control of the U.S. Department of Treasury (OFAC) List. This list contains names of terrorists, international narcotics traffickers, and those engaged in activities related to the proliferation of weapons of mass destruction. Should the search produce a name match the application process will be suspended until full identification can be determined. If identification is not confirmed the application process will be completed. If identification is confirmed your application will be denied.
