In total The Villas at Benguerra are made up of 13 prime beachfront Villa properties each of which is planned to have a luxury Villa with an approximate footprint of 900m^2. Each Villa site has been carefully positioned in the natural milk-wood forest that covers the property so as to maximize on privacy and seclusion for the Villa guests. The Villa design has followed the rich East African/Arabic theme of the lodge both in look and feel.

Each Villa's features include: · Four bedrooms, each of which is ensuite with an internal bath and private outdoor shower · A central living area with lounge, bar and dining room. · A rim flow pool looking out over the Benguerra Bay with martini seating. · A media/ sound room. · A private sala your own builtin retreat in a separate walled garden · A seating area on the roof shaded with a Bedouin tent · A kitchen, scullery and store rooms.

To date, five of the Villa sites have already been sold and three have been retained by the developers, which leaves five of these amazing sites available for purchase by interested investors.

The ownership concept at The Villas at Benguerra

Historically property ownership in Mozambique has been particularly complicated and ultimately never really gave an investor the piece of mind he/she was able to attain with other leisure property investments in other parts of the world. The Mozambican government recognized this and in December 2007 they introduced new legislation (Rights for Periodic Habitation, Decree 39/2007, of 24 August), which enables investors to acquire a "real" right to property. The main objective of the legislation was to provide investors with a high level of comfort and allow them to securely invest in Mozambique's leisure property market. Similar to Fractional Ownership (Property Syndication), the Villas at Benguerra periodic habitation scheme has created a situation where a group of investors co-own the rights to a piece of prime real estate on Benguerra Island and then, through the legal structure that has been created, individually register the real right to their private villa and the land on which it is built in the name of a private offshore company (the VillaCo). The fact that each Villa is owned by a private offshore company means that investors can easily syndicate their property in an offshore environment that is very liquid and free from exchange control by simply selling shares to as many likeminded investors as is desired. Similarly investors can realize their investment by simply selling whole or part of their private offshore company, whose sole asset is the Villa on Benguerra, in the same offshore environment. What sets the Villas at Benguerra apart from most other periodic habitation schemes is that the investor has the option of entering the Benguerra Lodge reservation pool scheme and thereby earn a return on their investment during those times of the year that he/she is not able to use the Villa. Research indicates that nobody really makes use of a 2nd property or holiday home all year around. The Villas at Benguerra reservation pool

scheme offers the investors the perfect solution. On the one hand you (the investor) has the right to use your villa when you want (limited to 50 nights a year), thereafter the lodge is given the villa to maintain, manage and sell as accommodation and the returns generated in the process ensures that your villa pays for itself and possibly provides you with a return. Conservative estimates indicate that the investor can expect that, at the very least, all his/her costs (levy, maintenance and taxes) are covered and when the occupancies are at expected levels, a net yield in region of 5% is possible after all expenses have been deducted.

The investor can also choose to hold their Villa for their own private use and therefore not be included in the reservation pool scheme, in which case they can use it at any time during the year and, although Benguerra Lodge will still maintain and manage the property, the cost of this maintenance and management will be charged directly to them in the form of a pre-agreed levy.
