In 1978, Hawkins Companies, formed and led by Gary Hawkins, began developing commercial real estate with a primary focus on retail shopping center development. From its inception, Hawkins Companies has been a full-service real estate firm servicing its clients through in-house staff. Due to its size, structure, financial resources and experienced staff, Hawkins Companies' clients secure the best locations, rely upon quality construction and enjoy well managed properties so they are free to focus on the successful operation of their business. To date, Hawkins Companies has developed over 229 retail projects in 23 states in excess of 9.5 Million square feet. It currently owns and manages over 3.3 Million square feet of retained commercial property. Hawkins Companies has acquired sites and constructed and/or developed improvements for, and/or leased property to, over 400 different national, regional and local clients. Through its brokerage company, HawkinsCannariato, and its leasing department, Hawkins Companies has leased and/or sold property for over 200 clients. Hawkins Companies was recently selected by the Intermountain Contractors Association as the recipient of the Best Remodel Project Under $5,000,000 Award for the remodel of the Franklin Towne Plaza shopping center located in Boise, Idaho.

Pocatello Square

Pocatello was originally founded as an important stop on the first railroad in Idaho during the gold rush. Today Hawkins Companies has turned Pocatello into the premier shopping destination in South Eastern Idaho. With 271,046 square feet of shopping at stores like Lowes, Staples, Bed Bath & Beyond, Ross and Famous Footwear, Pocatello Square at Hurley Drive and Highway 91 is a shopper's gold mine. In addition to the shopping, this project is a treasure in that Hawkins Companies was able to work along with Pocatello Development Agency in securing $7.3 million in tax incremental financing which allowed the surrounding public infrastructure to be put in place. These are just some of the reasons this nugget of a shopping center was awarded the Idaho Planning Association's "Outstanding Planning Award" in 2005.

Gary Hawkins

Owner/CEO

Gary Hawkins graduated from Brigham Young University with a degree in business and began his career in real estate in Salt Lake City, Utah. Before striking out on his own, Gary worked on locating sites for companies such as Smith's Food and Drug, Safeway, Albertsons and Circle K. In 1976, Gary decided he wanted to come back to his hometown of Boise to start his own development company. Gary started developing small neighborhood shopping centers and eventually became one of the first developers to build power centers and entertainment complexes anchored by mega-plexes. In the last 28 years, he has developed more than 148 different commercial properties. Gary has been a senior instructor in the commercial investment division of the National Association of Realtors (CCIM). For 20 years he helped develop and teach market feasibility as well as shopping center development classes. He has taught seminars in cities from Miami to Anchorage.

Rob Phillips

President

Robert currently serves as President of Hawkins Companies. Robert has also served as President of Hawkins-Smith, a related company, and as inhouse counsel where his legal work focused on real estate, corporate, and business law areas. As a part of his work, Robert has negotiated or closed deals with lenders, tenants, attorneys, purchasers, and sellers from New York City to San Francisco. Prior to working for Hawkins Companies, Robert worked for the law firm of Givens Pursley & Huntley in Boise, Idaho. He also is a CPA and spent two years working in public accounting for Price Waterhouse in Virginia. His public accounting work consisted of auditing and financial consulting for small to medium size companies. Robert is involved in several professional organizations. He has served as chairman of the real property section of Idaho State Bar, and he is a member of the American Bar Association's real property section. He is also a member of the International Council of Shopping Centers. Robert graduated with high honors from J. Reuben Clark Law School at Brigham Young University. He graduated Valedictorian from the Utah State University College of Business where he studied accounting and business.

Jeffery L. Hess, Esq.

Chief Operating Officer Chief Legal Officer

Jeffery Hess is Chief Operating Officer for Hawkins Companies. Jeff has been with Hawkins Companies and its affiliate Hawkins Smith since 1993. Jeff oversees all development operations from site selection to construction. Prior to his employment with our company, Jeff worked for over 15 years as a licensed general contractor in California, and as a construction supervisor for Georgia Pacific Corporation. He has worked as a city planning commissioner, lobbyist, and advisor to the Governor and legislature of California. He also spent four years in the finance industry as a branch manager. Jeff started with Hawkins Companies in 1993 and now oversees all legal and commercial development operations. Jeff graduated summa cum laude from Washington State University in Political Science and received his Juris Doctor from the University of Idaho College of Law. After graduation, Jeff clerked for Judge Thomas Nelson of the 9th Circuit court of Appeals and Justice Cathy Silak of the Idaho Supreme Court.

Kelly Grange, CPA

Chief Financial Officer

Kelly Grange has been with Hawkins Companies and its affiliate Hawkins-Smith since March of 1994. He is currently serving in the capacity of CFO for Hawkins Companies, and overseeing the Finance, Accounting, Property Management and Information Technology Departments. Prior to joining Hawkins-Smith, Kelly was a Vice President with Bank of America in Phoenix, Arizona for 9 years in charge of financing, retail, office, industrial, and multi-family projects. Kelly also worked with Key Bank of Utah (formerly Commercial Security Bank) and Western Mortgage Loan Corp. Kelly has over 20 years commercial lending experience. Kelly ia a CPA and received his Masters of Business Administration degree from the University of Utah and his undergraduate degree in Business Management from Brigham Young University.

Brian Huffaker

Director of Development Services

Brian Huffaker has been with Hawkins Companies since March of 1994 and is responsible for all development activities performed by the Legal, Construction and PreDevelopment Departments. He is responsible for facilitating the development process in order to meet feasibility requirements, delivery obligations and client satisfaction. For the last nine years, Brian has been providing support to the Development Partners of Hawkins Companies by coordinating all land-use and project planning entitlements. He has worked in 11 states obtaining entitlements involving over 120 different jurisdictions or agencies. Brian received his Bachelor of Business Administration in Accounting from Boise State University and currently holds his CPA license in the state of Idaho.

Jason Hawkins

Development Partner

Jason Hawkins has been developing with the Hawkins Companies team since 1995. Mr. Hawkins has worked closely with such national retailers as Best Buy, Ross, Home Depot, Staples, WinCo Foods, Inc. and more. Jason focuses on multi-tenant power centers. Born and raised in Boise, Idaho, Jason spent his high school summers leasing shopping centers space for Hawkins Properties. Upon graduating from high school, he attended Arizona State University where he received his Bachelor of Science in Real Estate.

Mark Hawkins

Development Partner

Mark Hawkins joined the Hawkins Companies team in 1999 as a Developer, working with Staples and Sportsman's Warehouse. Since that time, Mark has established the Hawkins Companies branch in Phoenix, AZ. His focus is primarily on site location and development throughout the west. Mark received his Bachelor of Science in Business from Arizona State University, majoring in Finance and minoring in International Business.

Paul Stephens

Development Partner

Paul Stephens joined our team as Director of Leasing in 2001. In 2005 he was promoted to the development team and is working with the Sacramento office on the development of Walgreens Drug Stores in California. Paul received his Bachelor of Arts in Economics, majoring in International Economic Development and receiving minors in Business and Japanese Area Studies from Washington State University.

Gene Sandquist

Development Partner

Gene Sandquist started working with Gary Hawkins in 1991 as the Property Manager/Leasing Agent for 4 retail shopping centers. Three years later he was promoted to Development Partner/ Branch Manager. He has since overseen the development of numerous multi-tenant shopping centers and freestanding retail projects for Staples, Sportsman's Warehouse, Walgreens and others. Gene is responsible for commercial development, leasing, and property management in Oregon and South West Washington. Gene came to Hawkins Companies with over 20 years of retail management experience, including six years as Director of Retail Operations for a 230 store retail specialty chain. Prior to joining the Hawkins team, Gene worked as the General Mall Manager of an enclosed regional shopping center for the Edward J. DeBartolo Corporation. Gene holds a Bachelor of Science degree in Business Administration from the University of Idaho and a Liberal Arts degree from Lewis-Clark State College.

Colby Halker

Development Partner

In 1997 Colby Halker began his career in real estate with Hawkins-Smith as a leasing agent for company owned properties. In 1998 he was promoted to a Development Partner where he is currently specializing in the development of freestanding Walgreens drug stores. Colby is a native of Boise, Idaho. He graduated from Meridian High School and Northwest Nazarene College with a Bachelor of Arts in Computer Information Systems and Business Administration.

Monte Garrett joined Hawkins Companies in August 2006 as a Development Partner. Prior to joining Hawkins, Monte spent four and a half years with Safeway Inc. as a Northern California Real Estate Manager and the National Market Research Manager for fuel development. Monte also spent 13 years with Shell Oil Company in different capacities including, Real Estate, Business Development, Retail Management and Sales. Monte has a Masters Degree in Finance from California State University ­ Fresno, and a Bachelor of Science Degree in Business Administration from Brigham Young University.

Shaun Greear

Director of Leasing

Shaun Greear joined the Hawkins Companies team in 2005 as the Director of Leasing. Shaun works in conjunction with our Development team in the marketing, selling and leasing of anchor, mid-box, shop space and pad/outparcles within our developments. Prior to joining Hawkins Companies, Shaun worked for Albertsons, Inc. as Senior Real Estate Manager, Surplus Property. He received his Bachelors of Business Administration, majoring in Finance, from Boise State University.

Jay Blacker

Leasing Manager

Jay has been with Hawkins-Smith and Hawkins Companies since 2000. He was responsible for the leasing and sales of all properties owned and managed by Hawkins-Smith. Under Jay's leadership Hawkins-Smith achieved a ninety-seven (97%) occupancy rate on all of its projects. Prior to joining Hawkins-Smith, Jay had 3 years experience in commercial real estate brokerage. Previously, his professional career included 5 years as a Business Analyst with Santa Fe Railroad and 4 years in the Treasury and Sales Planning departments at Payless Shoes. He holds a Bachelor of Science degree in Finance from the Marriott School of Management at Brigham Young University and a Master of Business Administration from Kansas State University.

Bryan Vaughn

Leasing Manager

Bryan Vaughn joined Hawkins Companies in 2002 as an intern to the Chief Operating Officer and was promoted to leasing agent the following year. Bryan assists the Development Partners in marketing, leasing, and selling excess space created during our developments. Bryan was born and raised in Texas then moved to Boise to pursue a degree. He received his Bachelor of Business Administration in Finance from Boise State University.

Ryan Manteuffel joined Hawkins Companies in 2007, bringing six years of commercial real estate experience with him. As Leasing Manager in the Arizona office, Ryan works closely with the Development Partners in the marketing, selling and leasing of anchor, mid-box, shop space and pad/outparcles within the Hawkins Companies portfolio. He graduated from the W.P. Carey School of Business at Arizona State University, majoring in Commercial Real Estate.

Dimond Blvd & Old Seward Hwy

Found in the largest city in Alaska, this shopping center at the corner of Dimond and Old Seward in Anchorage was Hawkins Companies' largest remodel project. Previously a dilapidated K-Mart building whose main visitors were travelers in RVs looking for a place to spend the night, Hawkins Companies purchased this 21 plus acre site in 2003 and converted it into the bustling shopping center seen today. Anchored by Sportman's Warehouse, Petco, OfficeMax and Michael's, this successful remodel is now a gem nestled under the spectacular Chugach Mountains.

Overland Rd & Entertainment Ave Edwards Spectrum

Near Overland Road on Entertainment Drive in Boise, Idaho is one of Hawkins Companies' favorite projects, the Boise Spectrum. Completed in 1997, this Las Vegas-style entertainment complex lights up the night sky with its seven miles of neon. The main attraction is the Edwards 21 Cinema, the largest theater in the region, and the eight story high movie screen at the Boise IMAX Theater. Three hotels surround the property, as well as several chain restaurants like OnThe-Border, Cracker Barrel, Goodwood BBQ, McGrath's Fish House and the popular Chuck-A-Rama. As a home to great food, entertainment and night life, this complex attracts families from all over the Treasure Valley.

Johnson Creek Blvd & 82nd Ave

Hawkins Companies did their homework on the shopping center at 82nd Avenue and Johnson Creek Boulevard near Portland, Oregon. After building an 111,251 square foot center on 10.61 acres that included three phases and crossed over Clackamas Street with a sporting goods store and Pizza Schmizza on one side of the street and Walgreens, Lamps Plus, Bank of America, CompUSA and Retail on the other, Hawkins Companies applied for permanent financing under the New Market Tax Credit Program. Offered by Key Community Development New Markets LLC, this program is accessible to projects that are constituted as a Qualified Low-Income Community Investment. In doing so, Hawkins Companies obtained financing at an incredibly low interest rate of 3.29%, making this a finacialy successful project.

Hawkins Companies prides itself in building successful relationships with quality tenants. The project at Sheldon and Highway 99 in Elk Grove, CA is a textbook example of that commitment. In 1998, Hawkins Companies completed a successful 166,500 square feet fee development for WinCo Foods. Bozeman, MT

19th Avenue & Oak Street

The intersection of 19th Avenue & Oak Street in Bozeman, Montana is considered an entry corridor to the city. As such the city of Bozeman required Hawkins Companies and their local joint venture partners to create their center found at the North West corner in a way that would make visitors feel welcome and give them a sense of the theme of the city. To add to the complexity, this shopping center was part of a Planned Unit Development and Hawkins Companies was required to modify the general planning and amend the zoning. As usual, Hawkins Companies was up to the challenge even though this design phase took over two years. By smoothly blending General Commercial Retail such as Sportsman's Warehouse, Cost Plus and Office Depot, on the north of the property with Community Commercial Retail at the south of the property, Hawkins Companies was able to create a downtown feel to this dual zoned center. Lee Hwy & Hwy 153

In July of 2005 Hawkins Companies tackled another large remodel project by purchasing a worn out center on the corner of Lee Highway and Highway 153 in Chattanooga, Tennessee. Originally a Home Depot turned indoor swap meet; the purchase also included the adjacent strip mall that was 70% vacant. In five months, Hawkins Companies completed a successful remodel of the Home Depot and a major facelift on the shops and site work. This high exposure corner is now home to a beautiful 64,124 square foot Sportsman's Warehouse and over 93,000 square feet of junior anchor and shop space.

Main Street Marketplace

With mountains on both sides of the valley, many people consider Logan to be the most beautiful city in Utah. The 73,637 square foot development at the corner of Main Street and West 1400 North in this mid-market city was definitely ideal for Hawkins Companies. 9th & Broad St Corporate Headquarters in BoDo

In 2007, Hawkins Companies constructed its new corporate headquarters within four separate warehouse buildings located within downtown Boise's historic Warehouse District. The buildings were initially constructed between 1910 and 1928. Hawkins Companies, while creating a modern office setting within the buildings, successfully preserved and maintained the rustic and historical elements of the existing architecture. By exposing a great deal of the structural elements within the existing ceilings and walls, and incorporating sustainable-based materials for healthy indoor air quality, Hawkins Companies created a working environment which is arguably envied by all who visit. The monumental task was accomplished in the face of a unique and complex floor design lying immediately above two floors of existing tenants. Hawkins Companies' success demonstrates its ability to confront and improve the complex characteristics of a particular real estate asset to maximize value, in a manner that also meets the demands of its clients.
