Remodelers Currently Busy, But Forecast Is Clouded By Uncertainty Hurricane restoration will spur regional activity

(HIT) - The National Association of the Remodeling Industry's (NARI) third-quarter Remodeling Business Pulse data of current and future remodeling business conditions is positive overall with mixed sentiment about the future. New weather-related developments are assumed to impact the remodeling industry on the East coast next quarter as homeowners start to rebuild. Research gathered in September shows remodelers are currently experiencing a positive business climate, in fact, at the highest position of the year and up by 2.5 percent since last quarter. "Overall, NARI members are experiencing an upswing; however, the future paints a more mixed picture," says Tom O'Grady, CR, CKBR, chairman of NARI's Strategic Planning & Research Committee and president of O'Grady Builders in Drexel Hill, Pa. "Hurricane Sandy's destruction will likely spur more activity on the East coast." National results placed predictions in the next three months at their weakest point this year, dropping 6.3% since the second quarter. More specifically, this quarter's data attributes future declines to the following: high uncertainty at 76%, unemployment at 24%, and difficulty in acquiring loans, also at 24%. "Those benefiting from positive economic and housing trends are wary of whether this growth will sustain under changes in the near future in regards to the election and economy," O'Grady says. What has stayed consistent is the overall business conditions data which shows a majority of NARI members feeling positive about all four indication areas: inquiries, requests for bids, bid conversions and value of jobs sold. The primary driver of this growth has also stayed consistent over the last three quarters, with 81 percent reporting postponement of projects as a driver of growth. The additional two reasons included improving home prices, at 43%, and certainty about the future, at 41%. "Pent-up demand continues to be a huge contributor to home improvement activity, particularly in those who are choosing to stay in homes longer term," O'Grady says. This long-term mentality is driving an expanding market in universal design and energy-efficient projects, but also shrinking a project's size and cost. In addition, increases in housing prices, affordability and low interest rates are sparking some activity in the home sales market, which often leads to remodeling projects. This trend is in position to become a possible significant driver in 2013. Although as of now, the difficulty in obtaining financing continues to cast a shadow over significant growth of this trend. "There is a lot at stake in the coming months, both positive and negative, and NARI members are continuing to stay on the course by monitoring the trends and adapting to changes as they come," O'Grady says. Financing residential real estate is more complicated today than ever before. Although the mortgage industry has streamlined the process of documenting and approving mortgage applications, the number of programs available has proliferated and made the selection of the right type of mortgage a critical step for the buyer of residential real estate. The decision steps that need to be taken must consider the following: · How much cash do I want to put into the purchase? · What payment and risk can I afford? · What price home can I buy? · Which lender should I use? · What do I have to do to be approved? Each of these questions is subject to many variables which, although making the process of obtaining financing more complicated, do allow a mortgage to be tailored to suit the buyer's individual needs and repayment ability. Most reputable lenders also will offer a prequalification service that will assist in these steps. The first step is then to decide what cash you have available for a down payment, remembering that the lender will require evidence that the cash is available for use. A gift must be verified, stocks and bonds or other investments must be able to be liquidated for closing and evidence provided that this has been done. Step-by-Step: Installing Urethane Column Wrap

(HIT) - Contractor Steve Roth has installed more than three dozen column wraps and column wrap kits during the past decade. No matter how ugly, warped or twisted a structural column he has to work with, Roth finds he can create the perfect column appearance with easy-to-install Fypon column wraps. "Urethane and PVC column wraps are one of the fastest ways I know of to transform a project," says Roth. "They install in less than an hour and the kits have all the needed pieces. With the variety of styles available from Fypon, I've been able to use column wraps on a wide assortment of new construction and remodeling projects over the years." For one of his most recent projects, Roth decided to update the look of the porch on a Civil War era home in Michigan. He replaced rotted old wooden posts with standard 4x4 treated lumber posts. Then, to enhance the look of the home, Roth installed urethane post wrap kit pieces from the Fypon® Stone and Timber collection around the structural posts. Step-by-Step Instructions: Step 1 - Roth ordered four sets of the Post Wrap Kit (PSTWKIT8X96S) from the Fypon Stone and Timber collection. He also ordered four Post Wrap Caps (PSTWCAP8S) and four Post Wrap Bases (PSTWBASE8S) from the same collection to complete each column wrap. Step 2 - Roth chose to paint the column wrap pieces prior to installation with a flat latex exterior paint. This makes the entire project easier, since you can paint the pieces flat on the ground and then need to only touch-up areas after installation where nails or screws were installed. Step 3 - Because there was no secure way to attach the top and bottom of the wrap directly to the lumber posts for this project, Roth added inside blocking. After this was in place, he had an easy way to secure the wrap. Step 4 - Measure the length of the column and cut the wrap to length with a hand saw. Step 5 - Place the U-shaped assembly in position around the structural post to assure a secure fit. Dry-fit the U-shaped piece with the flat backer piece to make sure the pieces fit together. Step 6 - Making sure the panels are aligned, square and the miter seam is tight, use premium construction adhesive on the joints. Then secure the backer piece to the U-shaped assembly with non-corrosive finish nails or stainless steel deck screws every six to eight inches through the outside of the shaft to the nailing blocks. Step 7 - Roth chose to add a column cap and base to the column wrap to enhance the overall look of the column wrap. These he secured with premium millwork adhesive and stainless steel deck screws. Step 8 - In areas where deck screws were installed, Roth added lightweight spackling, smoothed it out and then finished with touch-up paint. Tips from the Pro: According to Roth, this easy one-person project took about an hour per column from start to finish. He used a hand saw, cordless screw gun, caulk gun, paint brush, premium construction adhesive and a ladder to complete each column wrap. Roth offers these tips for contractors tackling a similar project: Tip #1 - For column wrap projects, first inspect the structural support post being covered. Make sure it's made of steel or pressure treated lumber and in good condition before adding the column wrap. Tip #2 - Pre-finish your materials before application. The Fypon® products come factoryprimed and it's much easier to paint the products before they're installed and then to go back and do light touch-up work afterwards. Tip #3 - Use non-corrosive fasteners (such as deck screws) so your fastener heads do not rust. Designer Provides Tips For Decorating Windows And Doors For The Holidays

(HIT) - Homeowners looking for design inspiration for the holidays should focus on enhancing their windows and doors. That's the recommendation of designer David Bromstad of HGTV's Design Star, Color Splash and The White Room Challenge television shows. "A home's windows and doors are a natural backdrop for encouraging holiday design elements," says Bromstad, president of David Bromstad Designs. "Especially during the evening, you get a warm glow coming from a home's interior that reaches out as an invitation to guests. I always recommend making that invitation go a bit further by decorating windows and doors as part of a family's holiday festivities." Bromstad recommends that homeowners are careful with how they adhere decorations to key aspects of the home --- especially windows and doors --- that are used for exiting in case of an emergency. He suggests taking the advice of manufacturers, such as Simonton Windows and Therma-Tru Doors, regarding the proper way to decorate windows and doors in the home. Both manufacturers recommend never drilling into, or puncturing, the frame or sash of windows or doors. Such action can damage the units and void the product's warranty. Instead, use removable hangers or attach decorations from above the frames. Tip #3 - Create a winter wonderland inside the home by having the family create dozens of paper snowflakes. Step-by-Step: Adding Window And Door Surrounds

(HIT) - One of the fastest ways to add curb appeal to a home exterior is to surround the windows and doors with decorative trim. Contractor Steve Roth tackled this project while transforming a front porch and used decorative urethane millwork from Fypon to help the entryway and windows complement the overall look of the exterior. "We turned this home exterior into a lodge-style look, so the Fypon® Stone and Timber Collection products were an ideal complement," says Roth. "The original trim had rotted and been replaced with vinyl J-channel, which looked terrible. The urethane pieces I installed resist shrinking, splintering, rotting and swelling, so they're going to provide long-term beauty and lasting results for this home exterior." Roth chose to use his creativity and created his own custom surrounds and crosshead for the door out of urethane flat trim. "Because I was matching this trim up to log siding material I wanted a clean, simple look and fit," says Roth. "The high-density Fypon products are so easy to work with that it was simple to cut the pieces to the exact look and size I needed." Step-by-Step Instructions Step #1 - Roth ordered three pieces of Fypon® Flat Trim with a woodgrain finish (FLT111-12S) plus premium millwork adhesive for the project. Step #2 - Prior to installation, Roth painted the Fypon materials with one coat of exterior flat latex paint. Step #3 - While the paint dried on the pieces, Roth invested an hour to install blocking around the perimeter of the window and door to match the thickness of the log siding material. The blocking, which was about 3/4" narrower than the Fypon trim width, gave him a flat surface to securely attach the Fypon trim. This also gave the appearance that the Fypon product was standing proud "on top of" the log siding material. Step #4 - Roth trimmed out the Fypon flat stock pieces to fit around and on top of the window and door. For the crosshead over the door he cut the ends of the flat trim moulding at a slight angle to give the crosshead a bit of detail. He also cut a scrap of trim into a keystone pattern and added it to the door crosshead. Step #5 - After dry fitting the pieces into place, Roth then used PL Premium construction adhesive in a squiggle pattern on the back of each piece. He secured the pieces in place to the blocking with non-corrosive deck fasteners. Step #6 - Once installed, finishing touches included spackling in the countersunk nail areas and then latex paint touch up. Start to finish, the window and door surround attachment took an additional hour, making this project a total of two hours. Tips from the Pro According to Roth, this easy one-person project moves fast and has instant results. Using very basic woodworking tools, including a cordless screw gun, power miter saw to cut the trim lengths and a caulk gun, Roth was able to finish this project quickly. He offers these tips for contractors tackling a similar project: Tip #1 - Install the wood blocking even with the siding surface. This makes it very easy to install the Fypon trim around the windows. Tip #2 - Pre-finish your materials before application. The Fypon products come factory-primed and it's much easier to paint the products before they're installed and then to go back and do light touch-up work afterwards. Tip #3 - Use non-corrosive fasteners or deck screws so your fastener heads do not rust.
