The development would be comprised of 13 separate multi-family residential structures and one recreation building, totaling 183,795 square feet. The subject site is located at 17040 108th Avenue SE and is comprised of three parcels totaling 10.77 acres. All parcels are currently undeveloped. Access to the site would be provided off NE 48th Street via two driveways resulting in a private loop road on-site. A total of 392 parking spaces would be provided of which 263 stalls would be located within a sub-grade parking garage. The remaining 129 stalls would be located within surface parking surrounding the two proposed structures. The site is located within a High Erosion Hazard area and an unclassified Landslide Hazard Area.
