Grad Loznica se nalazi na zapadu Srbije, na granici sa Bosnom i Hercegovinom. Obuhvata 54 naseljena mesta, od kojih su Loznica i Banja Koviljaca klasifikovana kao gradska. Administrativni centar grada je Loznica sa oko 30.000 stanovnika. Loznica je udaljena od autoputa 110 km, Beograda 139 km, Novog Sada 130 km, Sarajeva 130 km. Teritorija grada Loznice pripada klimatu malih visina (200­500 m), odnosno predstavlja tipicni zupski klimat, koji je posledica zaklonjenosti teritorije planinama i njihovim ograncima od hladnih severnih i istocnih vetrova. Prirodni polozaj Loznice uslovljava blagu klimu, sa dosta najtoplijih dana u zemlji i malim kolebanjima temperature. Ravnice ima jedino izmeu grada i reke Drine i u dolini reke Jadar. The City of Loznica is situated in the west of Serbia at the border with Bosnia and Herzegovina. It comprises of 54 settlements of which Loznica and Banja Koviljaca are categorized as cities. Administrative centre of the municipality is the City of Loznica with approximately 30,000 inhabitants. Loznica is 10 km far from the Highway, 139 km far from Belgrade, 130 km from Novi Sad and 130 km far from Sarajevo. The territory of the City of Loznica belongs to the relief of small heights (200­500 m), that is, this is typical secluded relief as the consequence of the territory's surrounded by mountains and their slopes and providing protection against cold north and east winds. The natural position of Loznica is the prerequisite for mild climate with a lot of hottest days in the country and small temperature variations. The plain is present only at the area between the city and the river Drina and in the valley of the river Jadar.

Povrsina Area

Sa povrsinom od 612 km2 grad zauzima 0,5% teritorije Republike Srbije. With the territory of 612 km2, the Municipality occupies 0.5% of the territory of the Republic of Serbia.

Saobraajna infrastruktura Traffic Infrastructure

Saobraaj loznickog kraja menjao se tokom vremena. Preko njega prelaze dva vazna magistralna puta. Jedan se proteze smerom sever­jug, a drugi istok­zapad. Prvi put povezuje podunavsku Panoniju (Vojvodinu) sa istocnom Bosnom i Hercegovinom i juznim Jadranom. Drugi put je peripanonski i proteze se od Lapova (dolina Velike Morave) do Banjaluke i dalje na zapad. Ova dva puta, kao i jos neki regionalni i lokalni putevi, ukrstaju se u Loznici. Putni saobraaj: Preko teritorije grada, pravcem sever­jug, prolazi magistralna saobraajnica Obrenovac ­ Sabac ­ Loznica ­ Mali Zvornik (M-19) i magistralni put Mali Zvornik ­ Banja Koviljaca ­ Loznica ­ Valjevo ­ Lazarevac ­ Aranelovac (M-4). Najfrekventnija saobraajnica je magistralni put Sabac ­ Loznica ­ Mali Zvornik (M-19). Ukupna duzina magistralnih putnih pravaca na teritoriji grada iznosi 59,9 km. Sva naselja loznickog kraja povezana su magistralnim, regionalnim i lokalnim putevima, cija ukupna duzina iznosi 354 km. The traffic of the Loznica region has changed during the times. Two magistral roads go through the municipality. One stretches in the North ­ South direction and the other in the East ­ West direction. The first road connects the Danube's Pannonia (Vojvodina) with eastern Bosnia and Herzegovina and southern Adriatic. The second road is Peripheral Pannonia road and it stretches from Lapovo (valley of the Great Morava) to Banja Luka and further on towards the west. These two roads, as well as some other regional and local roads cross at Loznica. Road Traffic: The magistral road Obrenovac ­ Sabac ­ Loznica ­ Mali Zvornik (M-19) and the magistral road Mali Zvornik ­ Banja Koviljaca ­ Loznica ­ Valjevo ­ Lazarevac ­ Aranelovac (M-4) pass through the territory of the city in the direction north ­ south. The most frequent road in terms of traffic is the magistral road Sabac ­ Loznica ­ Mali Zvornik (M-19). The total length of magistral roads at the city's territory is 59.9 km. All the settlements within the Loznica region are connected with magistral, regional and local roads in the total length of 354 km.

MOGUNOSTI ULAGANA Zeleznicki saobraaj: Teritorijom Loznice proteze se samo jedna zeleznicka pruga, odnosno deo pruge Ruma ­ Sabac ­ Loznica ­ Mali Zvornik. To je prikljucna zeleznicka pruga koja je na severnom kraju spojena sa magistralnom zeleznickom prugom Beograd­Zagreb­Ljubljana. Ta sremsko-podrinjska pruga povezuje Vojvodinu i Beograd sa donjim Podrinjem. Bilo je predloga da se izgrade zeleznicke pruge Valjevo­Loznica i Mali Zvornik ­ Tuzla, sto bi znatno poboljsalo saobraajne prilike u loznickom kraju. Vodni saobraaj: Iako granicna reka, Drina je za ceo grad Loznicu od posebnog ekonomskog znacaja. Ona je ne samo neiscrpan izvor energije i vodosnabdevanja, ve i najvei ukras ovog kraja, centar rekreacije i sportova na vodi, pa i perspektivna saobraajnica. Pre cetrdeset godina Evropska komisija UN za turizam oznacila je Drinu kao jedinstven potencijal. Drina pruza mogunosti za razvitak retkih i veoma trazenih vidova turizma, koji privlace probranu klijentelu i donose znatan novac. Na duzini od 345 km Drina ima preko 150 km splavarskih trasa, vise od 170 km kajakaskih recnih staza (od cega 70 km na brzim vodama) i oko 150 km akumulaciono-jezerskih mirnih vodenih povrsina, stvorenih za potrebe hidroelektrana. Grad Loznica je jedna od prve tri sertifikovane lokalne zajednice sa povoljnim poslovnim okruzenjem u Srbiji. Banja Koviljaca i banja Badanja imaju status specijalne bolnice za rehabilitaciju i znacajne su turisticke destinacije za grad Loznicu. Nosioci privrednog razvoja opstine su: poljoprivreda, turizam, trgovina, graevinska i prehrambena industrija.

INVESTMENT OPPORTUNITIES Railway Traffic: At the territory of Loznica, there is only one railway, that is, this is the part of the railway Ruma ­ Sabac ­ Loznica ­ Mali Zvornik. This is connecting railway which is at the north end connected to the magistral railway Beograd­Zagreb­Ljubljana. This Srem and Drina railway connects Vojvodina and Belgarde with lower Drina Region. There have been some proposals to construct the railways Valjevo­Loznica and Mali Zvornik ­ Tuzla, which would significantly improve the traffic in Loznica region. Water Traffic: Although border river, the Drina is for the whole City of Loznica of particular economic importance. It is not only an inexhaustible source of energy and water supply but also the best ornament of this region , the centre of recreation and water spots and also the future waterway. Forty years ago, the European Commission of the UN for Tourism marked the river Drina as a unique potential. The Drina provides possibilities for the development of rare and much demanded forms of tourism which attract exquisite clientele and provide a significant amount of money. At the length of 345 km the Drina has over 150 rafting routes, more than 170 km of kayak river routes (out of which 70 km on fast waters) and around 150 km of accumulation ­ lake slow waters, created for the requirements of the hydro power plants. The City of Loznica is one of the first three certified local communities with favourable business environment in Serbia. Banja Koviljaca and Banja Badanja have the status of special hospitals for rehabilitation and they are important tourist destinations for the City of Loznica. The bearers of economic development in the Municipality are: agriculture, tourism, trade, building construction and food processing industry.

Project Owner The City of Loznica and the Public Enterprise for Land Development of the City of Loznica Brief Description of Industrial Zone "Sepak"stretches across approximately 82.66 Project ha. The Location has been designated for these purposes by the Spatial Plan of the Municipality of Loznica and by the Master Plan of Loznice. It is situated in the west part of the city, close to the interstate border crossing Trbusnica between the Republic of Serbia and the Federation of Bosnia and Herzegovina and the city's thoroughfare of the high rank: bypass road (magistral road M19) and first rank city's thoroughfare (magistral corridor M4). In this industrial zone, the construction of the stocking factory "Valy", owned by the Italian company "Golden Lady" is underway. The "Golden Lady" has already been employing 850 workers. The "Golden Lady" has signed the Memorandum on Understanding for the construction of yet another factory in Loznica which will provide 200 new jobs. According to its geographic position in the close vicinity of the border crossing between the Republic of Serbia and the Federation of Bosnia and Herzegovina and in line with the implementation plans of the company "Srbijaputevi" anticipating the construction of the road Novi Sad ­Sabac ­ Loznica which will end up at the interstate border crossing Trbusnica, this industrial zone will become very prospective with reference to: - actual possibilities for attracting investors, - increasing the number of employed persons, - improving the standard of living of citizens.

Potrebno vreme za Dve godine realizaciju Okvirni budzet projekta Do sada je infrastrukturno opremljeno 32 ha i ulozeno 135.762.315 dinara. Nosilac projekta Grad Loznica i JP za upravljanje graevinskim zemljistem Grad­Loznica Kratak opis projekta Industrijska zona ,,Sepak" prostire se na oko 82,66 ha. Lokacija je opredeljena Prostornim planom opstine Loznica i Generalnim planom Loznice. Nalazi se u zapadnom delu grada Loznice, neposredno pored meudrzavnog granicnog prelaza Trbusnica izmeu Republike Srbije i Federacije Bosne i Hercegovine i gradskih saobraajnica visokog ranga, i to: zaobilaznog puta (magistralni put M19) i gradske saobraajnice I reda (magistralni koridor M4). U okviru ove industrijske zone u toku je izgradnja fabrike carapa ,,Valy", vlasnistvo italijanskog ,,Golden lady", koji ve zaposljava 850 radnika. ,,Golden lady" je potpisao memorandum o saradnji na izgradnji jos jedne fabrike u Loznici, koja ce otvoriti 200 novih radnih mesta. Po svom geografskom polozaju i u neposrednoj blizini granicnog prelaza izmeu Republike Srbije i Federacije BiH, kao i planovima ,,Srbijaputeva" da izgrade autoput Novi Sad ­Sabac ­ Loznica, koji se zavrsava na meudrzavnom granicnom prelazu Trbusnica, ova industrijska zona je perspektivna: - u pogledu stvaranja mogunosti privlacenja investitora, - poveanje broja zaposlenih, - poboljsanja standarda graana.

U pogledu arhitektonskog oblikovanja, objekat treba da se na skladan nacin uklopi u ambijent banjskog parka i prilagodi arhitekturi starih banjskih graevina. U postupku pribavljanja odobrenja za gradnju neophodno je pribaviti uslove od Zavoda za zastitu spomenika kulture, kao i saglasnost glavnog arhitekte grada na idejni projekat. Ograivanje parcele nije dozvoljeno. Za blok 1a utvruje se obavezna razrada planskog resenja javnim arhitektonsko-urbanistickim konkursom.

In the procedure for obtaining building permit, it will be necessary to apply for building and urban conditions from the Cultural Monuments Protection Authorities, as well as for the consent of the City's Chief Architect with respect of the Preliminary Design. Fencing the lot is prohibited. For the Block 1a, it will be necessary to elaborate the planned solution by means of a public architectural and urban competition.

U Trsiu je roen reformator srpskog jezika i kulture Vuk Stefanovi Karadzi. To je razlog posete ovom mestu 80.000­100.000 turista godisnje. Nedostaju smestajni kapaciteti. Grad nema zemljiste u svom vlasnistvu. Postoje dve privatne parcele na ponudi investitorima za izgradnju hotela i etnosela. Komunikacija direktno sa vlasnicima privatnih parcela. Za zemljiste u Trsiu na KO 553/1 i 553/2 postoji uraen idejni projekat izgradnje kompleksa, I i II faze. Uraen je glavni projekat izgradnje I faze. Dobijene su sve saglasnosti na lokaciju i projekat od javnih preduzea, kao i saglasnost od Zavoda za zastitu spomenika Valjevo.

Project Owner Private investor Brief Description of Ethnic Village Trsi is 6 km far from the City of Loznice. In Project Trsi, the reformer of the Serbian language, Vuk Stefanovi Karadzi, was born. This is the reason why this place is visited by 80,000 ­ 100,000 tourists every year. The City does not own land. There are two private lots offered to investors for the construction of a hotel and the ethnic village. The communication is directly with owners of private lots. For the land in Trsiu registered as KO 553/1 and 553/2, the preliminary design has been prepared for the construction of the complex in stages I and II. There is also prepared main design for the stage I. All the consents and approvals for the location have been obtained and the main design has been adopted by public enterprises and the Monuments Protection Authorities from Valjevo have issued all necessary permits.
