THE IMPORTANT BITS COTTAGE · Smoking is not allowed in the cottage. · It is regretted that pets cannot be accommodated. · All power, central heating, towels and bed linen is included in the rent of the cottage. Logs and coal can be provided at extra cost. · A highchair and cot is available on request. · The cottage is available from 3.00 pm on the day of arrival until 10.00 am on the day of departure. · Please note that the garage attached to the cottage is not part of the Holiday let. · Please ask to see Holiday Cottage Terms & Conditions. Holiday Cottage

Sand Martins Holiday Cottage offers comfortable, spacious and well equipped 4 star self-catering holiday accommodation and comprises lounge, kitchen/dining room, bathroom and three bedrooms, which sleeps upto 5, with full central heating throughout. On two sides of the cottage there are private lawns.

Situated on the outskirts of Higher Kinnerton Village, on the Welsh-English border. In the village there is a shop, post office, anglican church and two public houses. The farm can be found down a quiet country lane that lies to the south of the village, surrounded by pasture land, which provides grazing for a small dairy herd. There are spectacular views to the Cheshire Plain, the Peckforton Hills, Beeston and beyond.

Holiday Cottage

Lounge - A spacious comfortable room with colour TV and open log/coal fire. Kitchen and Dining Room - Electric cooker, microwave, fridge, freezer, washing machine and dishwasher as well as kitchen utensils and ample cupboard space. Bedrooms - 3 bedrooms - 1 double, 1 twin, and 1 single (2ft 6in single bed). Ample space for clothing as each room has a wardrobe and chest of draws, the double bedroom also benefits from a dressing table. Bathroom - Good size bathroom fitted with washbasin, toilet, bath and shower unit.

Our caravan site enjoys peace, quiet and spectacular views. The site is a short distance behind the farm buildings, and is an area of approximately 4 acres. Open all year round, we can accommodate up to five touring caravans. It has easy access through a wide entrance and along a concrete track. The site is sufficiently large to ensure plenty of space for games and children's play activities, without inconveniencing others on the site.

Caravan Site

Shower/toilet block Located in the orchard next to the caravan site is available to all site visitors. For those using chemical closets, an emptying area is provided on the site behind the toilet block.

Washing/drinking - Water is available from a stand pipe. Electrical hook-up points Have been installed around the lower part of the site to supply electricity to many possible pitches. Waste disposal Receptacles are provided for disposal of domestic waste.
