HOUSESHARE AGREEMENT ONE OWNER If you are renting out room in your house this agreement can be used as well as a legal tenancy agreement (but should not replace a legal tenancy agreement which will give you more protection in cases of serious dispute). For the avoidance of doubt where a tenancy agreement exists this takes precedent over this document. The tenant agrees that They will abide by the terms and conditions of the existing owners tenancy agreement for the property at ....................................................................................................................... for the term of the lease. Utility bills including gas, electricity, water and council tax are to be paid in equal parts by both tenant and owner. They will approve in advance any costs incurred for repairs and improvements to the property, the payment for which is to be shared by both parties, exceeding £........... They will each remain a tenant of the property for the duration of the lease. In the event that one tenant wishes to move out, they will continue to pay their share of the rent for the duration of the lease unless they are able, at their own expense, to locate a replacement tenant to replace them. The replacement tenant MUST be acceptable to the other tenant/s and owner involved. They will accept responsibility for any damages that they, their friends or family, or pets cause. The cost of such damages will be paid for in full by the tenant or owner responsible and any costs incurred by the innocent tenant or owner relating to such damage will be reimbursed within 7 days.
