Greenslade House

Greenslade Road, Blackawton, Devon TQ9 7BP

Dartmouth 5.8 miles · Totnes 8 miles · A38 14 miles · Plymouth 27.3 miles SITUATION: Greenslade House is located on the rural edge of the pretty village of Blackawton in the heart of the South Hams, an area of unspoilt natural beauty. This popular village is situated in the quiet hills west of Dartmouth and lucky enough to benefit from its own primary school with an excellent reputation (www.blackawtonprimary.devon.sch.uk), village shop, 15th Century church and two popular traditional village Inns, The Normandy Arms and The George Inn. Within 1.5 miles is the Dartmouth Golf and Country Club. There is easy access to the nautical facilities of Dartmouth; whilst in the other direction lies the medieval market town of Totnes. The rolling hills and open countryside that surround Blackawton help to preserve its timeless tranquillity and protect its residents from the stresses of modern life. A perfect example of Blackawton's charming individuality and community spirit is the annual Worm Charming Festival held in the spring, an event that everyone young and old should experience at least once in their lifetime! DESCRIPTION: Approaching along a quiet country lane that carries very little traffic as it eventually turns into a Green Lane you will find Greenslade House. A fascinating and highly unusual property of well-mixed architectural styles, seen from the road the rear of the house appears to be a barn, however the front (southern) elevation was probably added during the Georgian era to create an impressive and imposing front facade. It enjoys a lovely light aspect and faces almost due south and overlooks its own pretty walled garden. The balance of the land lies to the south of the parking area with its timber-constructed carport. The land is perfect for those with equestrian needs, is largely flat and has several access points and there is excellent local hacking. ACCOMMODATION: From the large gravelled parking area, you cross the well-kept lawns surrounded by a feature wall to the Conservatory. This is a recent addition, well constructed and facing south, a wonderfully warm room and perfect for relaxing and dining. This room in turn leads to the central entrance hall, to the right is the large dual aspect Sitting Room with open fire and lovely features. Left from the hall is the open plan Kitchen/Dining room, again a lovely light dual aspect room with French windows leading to the garden. The kitchen itself is well fitted with a useful range of both floor and wall mounted units, cooking is either by oil-fired Rayburn or electric oven and hob. Behind the Sitting room and Kitchen is an interesting area, which has a variety of potential uses. Historically it may have been an external yard area, today under a glass roof it provides a link to the `Barn area' behind. It also has the `village door' allowing access to the lane that runs to the village and more importantly the village pub. There is also a ground floor toilet. To the rear of the property is an interesting `Barn' area with a huge amount of potential (subject to any planning etc requirements) currently used for storage with a large mezzanine area, it could make a fine office, studio/hobby area or may even make a separate `Granny Annexe'. The first floor hosts three double Bedrooms and a further small bedroom, currently accessed via Bedroom 3, however, we understand that historically there was an access from the mezzanine area of the `Barn'. The first floor also shares a family bathroom and a separate shower and toilet; there is also a handy study/office area which, like adjoining bedrooms, has wonderful views south to the coast.

A wonderful warm and inviting family home on the edge of this popular village set in 6 acres

OUTSIDE: The house itself is set in large, walled formal gardens, these comprise of well-shaped lawns with extensive flower beds, gravelled parking area suitable for 4 vehicles, including a timber constructed carport. There are also areas of soft-fruit and vegetable gardens and through a fine wrought- iron gate in the hedge is a very large level pasture area with some fruit trees and with its own road access though a five bar gate. LAND: Below this is a further area in excess of five acres, of relatively level pasture bordered on three sides by traditional Devon hedgerow, and on the last side by post and rail fence. Again this field has its own road access, drains well and benefits from the same terrific views of the rolling South Hams countryside that the property and more formal gardens enjoy. SERVICES: Mains electricity, mains water, mains drainage. LPG and oil. LOCAL AUTHORITY: South Hams District Council, Follaton House, Plymouth Road, Totnes, Devon, TQ9 5NE. Tel: 01803 861234. At the Forces Tavern turn right signposted Blackawton, continue into the village centre and turn left at the Normandy Arms shortly before the Church. Take the first right and after 150 metres you will find the rear of the property, bear left and proceed though the five bar gate onto the gravelled parking area at the bottom of the garden.
