1. Listing Agent hereby agrees not to represent Buyers (Dual Agent) in the sale of the Property referred to herein unless specifically instructed and authorized by the Seller in writing to do so, subject to the acceptance of the Buyer. 2. Listing Agent hereby agrees to refer any prospective Buyers to a Selling or Buyer Agent not participating in the representation of the Seller's Property. Said Buyer Agents may or may not be associates of the Listing Agent's office. 3. Seller acknowledges that it is customary for Agents receiving referrals to compensate the referring Agent with a "referral fee" taken from a percentage of the Buyer's Agents commission. The listing Agent may or may not receive such referral fees. 4. Listing Agent agrees to notify the Seller of any referral fees agreed to within 24 hours of agreement or prior to Seller responding to a Purchase Offer, which ever comes first. 5. Seller acknowledges that even with the Listing Agent's agreement not to represent Buyers, a condition of Dual Agency may exist should another Agent from the Listing Agent's brokerage represent the Buyer. Please refer to C.A.R. Form DA for additional information. 6. Listing Agent agrees to cancel this Agreement upon seven days written notice for any reason, however, if Seller enters into a Purchase Agreement for subject property within 30 days of the termination date, section 4 of the Listing Agreement shall remain in effect and commissions shall be due to Listing Agent.
